These SMS Terms describe how Idem Homes uses text messaging to communicate with you, your rights, and how to opt out. By providing your phone number and checking the SMS consent box on our website, you agree to these terms.
Program Summary
How You Opt In
You opt in to receive SMS messages and calls from Idem Homes by:
- Checking the corresponding consent box (transactional, marketing, or both) on our website lead form, or
- Replying with an opt-in keyword (such as YES or START) to a message from us, or
- Providing express written or verbal consent during a phone call or in-person interaction
SMS and call consent are not conditions of receiving our services. You can request a cash offer, communicate with us by phone or email, and complete a transaction without ever opting in to SMS.

You can opt into two separate categories of SMS/call communications. The form on our website lets you check either, both, or neither.
Transactional / Conversational Messages

Message Frequency and Cost
Message frequency varies based on the nature and stage of your inquiry. Standard message and data rates from your wireless carrier may apply. Idem Homes does not charge you for messages we send.
How to Opt Out
You can stop receiving SMS messages from us at any time:
- Reply STOP to any message from us. You will receive a final confirmation that you’ve been unsubscribed.

Opting out of SMS does not affect phone calls or emails (those are governed by separate consent), and it does not affect any active property transaction.
